Menkes Developments (a major property manager) reported that in a recent 6-month period, it screened 175 rental applicants and over 90 were disqualified for fraud or “discrepancies”. That’s more than 50% failing due to fake or doctored credentials. Common red flags include phony ID cards, fabricated credit scores, and forged employment letters or pay stubs. A condo owner in Toronto, waged a months-long battle to evict two tenants he says defrauded him with fake documents. The pair (allegedly sisters) provided falsified IDs, job references, and credit reports to secure the lease, which looked “stellar” on paper. Once in, they paid no rent for 7 months – and even blocked the landlord from inspecting the unit….
Amid huge tribunal delays, some tenants are demanding massive payouts to move out, knowing eviction can’t happen quickly. According to paralegal Bita Di Lisi, “We have some tenants who ask for over $100,000. Some tenants are asking for the landlord to buy a plot of land for them” in exchange for . This “cash-for-keys” trend sees desperate landlords paying tens of thousands as unofficial buyouts, rather than endure months of lost rent during formal evictions
The Ontario Ombudsman’s investigation into the LTB highlighted an extreme damage case. A 74-year-old landlord endured a nightmare tenant who threatened him with a knife, hurled urine and feces at him, and intentionally flooded the unit with sewage. Despite applying in Dec 2019 to evict this tenant from hell, the landlord had to wait a full year for a hearing – and only in Jan 2021 did an order to vacate finally come….
